THE HIDDEN LAKEHOUSE · PRIVATE ESTATE A private lakeside Bauhaus villa in Duisburg near Düsseldorf, with 440 m² of interior space plus 140 m² of terraces (580 m² combined), glass architecture, air-conditioned interiors, a designer kitchen and a heated 15-metre outdoor pool. Hire the location for photo shoots, film, quiet private occasions or meetings. Overnight accommodation is a separate booking. MEETINGS & TEAM OFFSITES Ten seats at the main table, a 98-inch TV, Wi-Fi, additional TVs and an outdoor lounge with TV are available. There are six on-site parking spaces. Confirm laptop connections, video calls and any additional equipment before your visit. Teams of up to five people can book standard use directly; larger teams need an individual offer. PHOTO, FILM & MUSIC VIDEOS The designer kitchen, living spaces, glass facade, garden and pool provide furnished settings for fashion, beauty, lifestyle, interiors, brand films and artist portraits. Ceiling height is three metres. Bring your own camera, lighting, sound and creative team. Room dimensions, power needs and deliveries require project-specific agreement. This is a residential villa, not a soundproof studio. Pool, night filming and playback require agreement on the concept, times and sound levels. QUIET PRIVATE OCCASIONS Plan private dining, an intimate birthday or a quiet brand gathering around the existing furniture. Additional furniture, catering, drinks and event equipment are not automatically included. Residential quiet rules apply. Ten seats at the table do not establish a general event capacity. Larger groups, special setups and combined event/production use need a separate offer. PACKAGES AND FLEXIBLE HOURS — GROSS PRICES INCLUDING 19% VAT Meeting: 4 hours €600; 8 hours €1,000; 5 consecutive days of 8 hours €4,500. Photo/film: 4 hours €1,000; 8 hours €1,800; 5 consecutive days of 8 hours €8,100. Private occasion/event: 4 hours €1,800; 8 hours €2,800; 5 consecutive days of 8 hours €12,600. Prices cover 1–5 people in total, including crew and suppliers, and normal final cleaning. Setup, breaks and dismantling count as rental time. Flexible bookings allow 4–12 hours a day in half-hour steps and 1–7 consecutive days. Example for 5.5 hours on one day: meeting €825; photo/film €1,375; private occasion €2,475. The online calculator shows your total. Pool use as a visual setting is included; swimming, wellness and overnight stays are separate. DIRECT BOOKING ON OUR WEBSITE Choose your use, date, start time and flexible hours or package. Available standard bookings for up to five people can be booked and paid within our website without prior offer approval. Special requirements and larger groups use the special-request option. Availability follows the shared house calendar; hourly hire blocks the full usage day, and hire crossing midnight blocks both days. Direct-booking payment plan: 50% deposit, balance 14 days before use; bookings made less than 14 days ahead require full payment. A separate €1,500 security deposit is authorised on your card from 24 hours before use, without a debit. Release follows return and inspection; bank processing times apply.
